• Borrower Shows A Lot Of Assets  (401K, Savings Account, Stocks, Bonds, Retirement Accounts, IRAs)

• Borrower Shows A Low Debt-To-Income Ratio  (Too Much Income Vs. Expenses)

• Multiple Properties

• Fixed Rate Mortgages That Are Current  (Depending On The Lender)

• Borrower Does Not Have A True Hardship

• Borrower's Sole Hardship Is ^"MORTGAGE IS MORE THAN PROPERTY IS WORTH"

• More Money Being Deposited Into Their Personal Checking Account Than What They Claim As Income

• Have Had A Modification Done In The Past Year

• Borrower has A History Of Missed Payments Beyond Current Situation

• Borrower's existing loan LESS than One Year

• Neg-Am Loans: (Option ARM)  These can be Modified. However, a lower payment is probably unlikely. If the borrower is interested in a "fixed" rate, it probably can get done.
